MANDATE
The Architectural Committee reviews proposals with regard to architectural changes in villas and
homes and recommends to the Board approval or disapproval based on conformance with the
documents and rules and regulations.

The Architectural Control Board reviews all requests for changes to homes
and villas including modifications, alterations, additions, landscaping
changes, and changes to driveways, sidewalks, etc. All proposed changes
must be listed and described on the
ARC form (which may be obtained
by clicking above or at the office.

The completed form and accompanying papers should be returned to the
ACB box and will be reviewed. Upon approval, the unit owner will be notified
to pick up the paperwork to take to the Delray Beach Building Department for
issuance of the proper permits, if needed. If permission is denied, the
homeowner has the right to appeal to the Board of Directors.
Actions:
  1. No pouring of concrete pads allowed without Rainberry Bay irrigation
    crew inspection.
  2. No additions to sides of patio homes (zero-lot line) will be allowed that
    do not conform to the Restrictive Code of the City of Delray Beach.
  3. Any screen enclosure of front entranceways must conform to the front of
    the building and cannot extend beyond the existing columns or corner of
    the building.
  4. No changes in driveways or sidewalks are allowed with ACB approval.
    Widening, painting or tiling of driveways and walkways will then become
    the responsibility of the homeowner.
  5. Accordion and self-storing shutters and hurricane rated shutters may be
    installed on all windows, sliding glass doors and patios. Permission is
    needed from the ACB and colors must be compatible with the exterior
    color of the walls of the home.
  6. Clamshell awnings shall be of a color compatible with the exterior walls
    of the house and may only be installed on the rear or sides of the
    building.
  7. Neither bars nor grilles of any type, shape or size shall be permitted to
    be affixed to the exterior of any window.
