By now, your packet of the proposed Rainberry Bay Governing Documents has arrived. There are important
things we need to say. These materials are extremely important to all homeowners. Though more things are
unchanged than changed, there are many pages to review. You might like almost all of the contents, but a
minor issue bothers you. In that event, please consider voting FOR PASSAGE because the documents are so
encompassing.
There are times when the right thing to do is vote for the greater benefit; after all, isn't life about negotiation and
compromise? Judging by comments to date, many homeowners have been looking them over and are
reacting quite positively. Please remember that these documents, if approved by the community, become the
guide for living in Rainberry Bay, whether you are a member ofthe Homes Association or the Villas
Association. Of course, all homeowners are members of the Master Association.
That is why your packets have
two ballots - either Master and Homes or Master and Villas. The process has resulted in the first complete
revision since our community's groundbreaking during the 1970's. Please let neither the length nor the
required legal language intimidate you. Actually, much has been left unchanged. Many modifications were
made in order to accommodate today's realities and to bring us into conformity with Florida law.
Though my intent was to list some specific examples of changes, let's hold those comments for the upcoming
document education sessions. You have been hearing for months about these upcoming sessions. We want
you to attend AND to participate. Come prepared with questions or comments.
The first meeting will be held in the Club House on Tuesday, December 6 at 7:00 P.M. starting with
a review of the proposed documents for the Villas Association. The Master Association discussion should
begin at approximately 7:45 P.M. The program will conclude with the Homes presentation convening around
8:30 P.M. Coffee and light refreshments will be served. Feel free to participate in all presentations or time
yourself according to this schedule.
Another session is scheduled for Tuesday, January 10 at 7:00 P.M. The presentations will be
rotated so that the Homes Association review will be first, followed by the Master and then, the Villas
Associations.
According to actual attendance levels and expressions of interest, we may add more sessions. Please see the
January BEACON and RIC for details. If you have a question you prefer be answered sooner or privately,
please drop me an e-note or give me a call NShpritz@gmail.com or 274-4564.
An important word in closing. If you hear a rumor or have a question, please call and ask. You wiII be
answered objectively and with accuracy. Already, I have heard of misinterpretations indicating that certain
major maintenance programs are being changed. PUT VERY BLUNTLY, SUCH CLAIMS ARE UNFOUNDED!
Thank you for participating in our ongoing program for success!
The Documents Committee is an ongoing committee to assist the Board in staying true to our
governing documents. In addition, the committee develops plans to educate new Board members
and residents about the documents and maintains records retrieval for use by Board members.
